Just last week I appraised a new house for $175,000. The sales price was $205,000. The appraisal was ordered by a management company and the management company nagged me about the value, as if I was supposed to "do something" about this value dispute. I told them the property was overpriced. I refused to go any higher. The world is becoming quite corrupt and it is hard for an honest man such as myself to get new business and keep clients!

I agree with you whole heartedly regarding the industry getting out of hand. There is a real need for qualified appraisers that will just say "no" to lender pressure.

I applaud your efforts. Lenders are also providing the structure for bad appraisals as well as pressuring appraisers. Enless attention to small details and no concern about the nuts and bolts of improving the reliability of appraisal reports. When is the last time a lender questioned the methodology of making a GLA adjustment????

I have experienced outrage of what is going on in California, especially in the Bay Area. There are large mortgage companies that have sent RE loan agents to take the trainee license. These appraisers sign appraisals as if they had inspected the property so lenders will accept the appraisal whille trainees are the ones pressured to come up with the value. The supervisor appraisers do not even review the work and just sign to make quick bucks.

I'm sick and tired of the LO's requesting a number, make it or else........I wouldn't do it in the 80's and I definately won't do it now!!!! I have lost business because I refused to play the game!

We cannot keep clients, when there are always other appraisers out there willing to make the lenders values, etc. It is very discouraging to lose business when you are good at what you do, and only lose the business because you are not willing to complete an appraisal per the lenders' instructions and pressure! Things have gotten worse!

We subscribe to more pressure on lenders, taxing authorities, and municipalities that unduly pressure for either lower or higher values, other than market values.

Oh my goodness there is a God. I have a small appraisal only shop, and just about every other appraiser is either a real estate agent or broker, and our department of commerce doesn't have any problem with them doing appraisals within the same MLS system that they all belong to. From day one I have said this is a conflict, but since commerce gets money for their licenses, they are less than enthusiatstic to stop any of it.
