SUMMARY:Understanding Reverse Mortgages: Products\, Risks and Counseling Best Practices
DESCRIPTION:Reverse mortgages can provide older homeowners with an important financial resource\, but they are also among the most complex mortgage products housing counselors’ encounter. Counselors should understand how reverse mortgages work and how to help clients evaluate whether a reverse mortgage is the most appropriate solution based on their goals\, financial circumstances\, and long-term housing plans.  \n\n\n\nThis 90-minute introductory webinar provides housing counselors with a practical overview of the HUD insured Home Equity Conversion Mortgage (HECM) program\, including eligibility requirements\, loan features\, borrower obligations\, payment options\, costs\, and consumer protections. Participants will also be briefly introduced to other reverse mortgage products. We will explore common risks and misconceptions and alternatives to the HECM product. We will touch on counseling best practices for helping older adults make informed decisions.  \n\n\n\nDesigned for housing counselors who are new to reverse mortgage counseling or considering preparation for the HUD HECM Counselor Examination\, this webinar introduces key terminology and concepts found proprietary reverse mortgage research as well as in HUD guidance and the HUD Exchange. Participants will leave with a foundational understanding of reverse mortgages\, greater confidence discussing reverse mortgage options with clients\, and knowledge of additional resources for continued learning.  \n\n\n\nSue Ortiz is the Chief Programs Officer with Habitat for Humanity of Michigan and is the Executive Director of Fair Lending Services. She is also a consultant with NCRC and loves to create curriculum material and facilitate webinars\, virtual\, e-learning\, and live trainings. Sue holds a Master’s degree in Counselor Education and Counseling Psychology\, and has numerous certifications in housing counseling and financial coaching. She’s building a cabin in the woods in Northern Michigan.

SUMMARY:Decades of Disinvestment: Redlining\, Segregation & Current Lending Patterns
DESCRIPTION:Join Dr. Bruce Mitchell\, NCRC Principal Researcher\, at the Obama Presidential Center as he explores how the color-coded maps used by federal officials from the 1930s through the 1960s continue to shape mortgage lending and where economic opportunity flows today. \n\n\n\nOver the past four decades\, neighborhoods labeled “hazardous” more than 80 years ago have received approximately 3\,000 fewer mortgages than neighborhoods graded “best\,” with lending declining steadily across each lower grade\, decade after decade. Even after accounting for differences in housing stock\, vacancy rates\, and owner occupancy\, these disparities persist alongside today’s racial wealth gap\, where Black households hold roughly $15 in wealth for every $100 held by White households.

SUMMARY:The Data Behind the Lending Landscape: Why Engaging Regional Financial Institutions Matters
DESCRIPTION:As federal budget cuts create headwinds for affordable housing and community development projects\, local nonprofits and coalitions may want to look to data\, relationship-building and regional financial institutions to move projects forward. Using Metro Nashville as a case study\, NCRC’s Jason Richardson will illustrate how mortgage lending evolved over the past four decades and where it took place last year. He will close by analyzing community development lending in Music City as well. Oscar Perry Abello\, author of The Banks We Deserve\, will then reveal how the data shows that regional and community banks are responsible for 73% of construction and development lending from banks and what that means for nonprofits\, CDCs and CDFIs seeking local investment partners. Citizens Savings Bank & Trust Company’s Chief Operating/Credit Officer Corey Hammonds will provide a candid look at how banks evaluate community development projects today\, including what helps proposals gain traction and what causes institutions to walk away. Together\, community leaders will see how data will help them better understand today’s lending landscape\, identify where opportunity still exists and strengthen their approach to engaging financial institutions in a rapidly changing environment. NCRC member Monchiere’ Holmes-Jones\, CEO and Chief Impact Officer at MOJO Impact Collective\, will moderate the session.
